Entitling Mixed-Use Projects That Later Became Landmark Miami Developments

These development pipelines encompassed the design, development, site planning, and zoning approvals for several large-scale mixed-use condominium projects across key locations in Miami. Each project required a coordinated approach to entitlements, aligning architectural vision with regulatory frameworks to unlock the full development potential of the sites.

Soleil was envisioned as a multi-functional destination integrating office, residential, and college campus uses, while Vitri was designed as a boutique hotel positioned at the gateway to South Beach. 1101 Brickell was planned as an 800-foot tower combining hotel, office, and residential components, reflecting a high-density, vertical mixed-use model within one of Miami’s most prominent urban corridors.

All projects were ultimately sold to an equity partner following the entitlement process. Today, 1101 Brickell stands as Panorama Tower, an 85-story residential tower that has become one of Brickell’s most recognizable addresses, defined by its scale, expansive residential layouts, and extensive amenity offerings. The Vitri site is now part of the Five Park development in Miami Beach, reflecting the continued evolution of the area into a prominent residential destination.
