Transforming a Challenging Site into a 67-Story Flagship Tower

This 67-story mixed-use development included 366 luxury condominium units, a 56-room boutique hotel, and townhomes. The work required resolving complex permitting challenges, securing full building permits, forming a cohesive development and construction team, refinancing the project and land holdings, and revitalizing sales efforts through a newly established dedicated sales force.

The team secured the foundation permit and guided the MUSP approval process, which required comprehensive FAA review and coordination with the City of Miami, Miami-Dade County, and the Miami Airport Authority. These efforts resulted in a countywide change in flight vectors, ultimately enabling the tower to reach its 67-story height. The property was sold to the equity partner in summer 2007.

This project stands as a clear example of navigating highly complex regulatory and development environments while maintaining forward momentum across all fronts. From entitlements and financing to team alignment and sales strategy, each phase was carefully managed to unlock the site’s full potential and position the development as a landmark within Miami’s evolving skyline.
